| Assailed in this petition for review on certiorari[1] are the Decision[2] dated February 18, 2013 and the Resolution[3] dated June 5, 2013 of the Court of Appeals (CA) in CA-G.R. SP No. 117686 which reversed and set aside the Decision[4] dated October 27, 2010 of the Regional Trial Court of Bayombong, Nueva Vizcaya, Branch 28 (RTC) in Civil Case No. 6974 and dismissed petitioner Bonifacio Piedad's (Bonifacio) Complaint for Unlawful Detainer and Damages against respondents-spouses Victorio Gurieza and Emeteria M.
