| On another aspect, Spouses Intac failed to show that they had been paying the real estate taxes of the subject property. They admitted that they started paying the real estate taxes on the property for the years 1996 and 1997 only in 1999. They could only show two (2) tax receipts (Real Property Tax Receipt No. 361105, dated April 21, 1999, and Real Property Tax Receipt No. 361101, dated April 21, 1999).[18] Noticeably, petitioners' tax payment was just an afterthought.
