The trial court had a valid reason to deny petitioner's intervention.  An intervention is ordinarily not permitted if the prospective intervenor's rights can be fully protected in a separate proceeding.[35] In this case, even if the trial court allowed it, petitioner's intervention in the action for quieting of title would have been futile.
